Who uses it

When to send it

Loan officers and processors send this when an application starts. The income section changes with the borrower: pay stubs and W-2s for someone employed, two years of returns for someone self-employed, an award letter for someone retired.

The assets section asks for recent bank and retirement statements, and for a signed gift letter only when some of the money is a gift.

Tips

Getting it back complete

  • Ask how the borrower is paid before asking for income documents. It saves an employed borrower from wondering whether they need tax returns.
  • Ask for complete statements, every page. A missing page is the most common reason a statement comes back.
  • Ask about gifts early. A gift letter found late can hold up closing.
  • Ask for the most recent months, and say which months. “The last two months” means different things in different weeks.
